This stylishly decorated house boasts over 4000 square feet space and is centrally located just steps away from the Tropicana, boardwalk and the beach. The best part - almost all the rooms have private bathrooms - Rejoice! This property also includes: - Deck with skyline views - 4 parking spaces -- additional cars can be parked at the Tropicana! - Linens, towels and bathroom essentials are provided. - High speed wifi. The space As you walk up the stairs and enter the main floor of the house (unit #3), you will be greeted by a gorgeous and large living area with plenty of hang out space for your group. Walk through the large formal dining room and you will enter a fully stocked kitchen with a bar area and a half bathroom. In addition, there is also a bedroom with a queen bed with a private full bathroom on the first floor. On the second floor, there are a total 3 bedrooms. There are 2 bedrooms with queen beds which share the full bathroom in the hallway. Then there is the master suite and includes a queen bed, a sofa bed, and a private full bathroom. On the third floor, are an additional 2 bedrooms. The first is a spacious room with 3 twin beds and a private full bathroom. The second is bedroom has 2 queen beds and a private full bathroom. The last room is the private studio (unit #2), which has its own separate entrance. It has a queen bed, a sofa bed, full bathroom and kitchen. Guest access There will be a keypad entry. The code will be provided the day of check in. Other things to note This is NOT A PARTY HOUSE. There is a 10pm city-wide noise ordinance. If you are looking to party, play loud music, get drunk and rowdy, or talk loudly outside after dark, this house is not for you. The neighbors are very sensitive to noise and will call in complaints and cops will show up. Unit #1 on the property is occupied by the family our superintendent- handyman. They will stay out of your way unless you need help with anything. Your group must be 21+ over to book this place. This is a city-wide rule. We absolutely don't host prom groups.

Terms & Conditions
This Agreement is entered into by and between the Owner (hereinafter referred to as “Owner”) and the Guest(s) (hereinafter referred to as “Guest”) upon the booking of the property, thereby binding both parties to the following terms and conditions: 1. Execution of Agreement: • The Guest hereby affirms that they are over the age of 25 and shall be the primary and sole occupant of the premises. A valid government-issued identification must be furnished prior to confirmation of the booking. Usage of the premises shall be exclusively for the individuals disclosed through the pre-arrival communications via the booking platform (Airbnb). This Agreement is non-assignable and non-transferable. Entry by unauthorized individuals is strictly prohibited and subject to penalties including, but not limited to, deductions from the security deposit. 2. Prohibition of Smoking: • The premises are designated as smoke-free. Smoking of any substances, including but not limited to cigarettes, cigars, and hookahs, as well as the possession of smoking paraphernalia, is strictly forbidden within the building and a 3-foot perimeter of entranceways. Breach of this clause shall result in the immediate termination of occupancy without refund and the imposition of a remediation fee not exceeding $500 for the restoration of the premises. 3. Alcohol and Controlled Substances Policy: • Alcohol may only be consumed within the confines of the rented premises. The possession, use, or distribution of illicit substances is hereby forbidden. Conduct leading to public disturbance, including but not limited to public intoxication, shall constitute grounds for immediate eviction and a punitive fine of $250 for clean-up and damages. 4. Quiet Hours Covenant: • Quiet hours shall be observed from 10PM to 8AM. During these hours, noise levels shall be kept to a minimum to ensure the peaceful enjoyment of neighboring occupants. Violation of this covenant may result in corrective action, up to and including eviction. 5. Cleaning and Maintenance Obligations: • The Guest is responsible for the upkeep of the premises during their stay. While a cleaning fee is assessed at the time of booking, this fee does not encompass excessive cleaning or damage repair. Failure to adhere to these standards may result in additional charges against the Guest’s security deposit. • Upon departure, Guests are required to clean used dishes, place towels in specified areas, secure the premises, and ensure all lights and electronic devices are turned off. 6. Pet Policy: • A non-refundable cleaning fee of $200 is applicable for guests with pets. Non-disclosure of pets will incur a fine up to $500 and may lead to termination of occupancy without a refund. 7. Housekeeping Services: • The Owner agrees to provide cleaning services subsequent to the termination of the rental period. Daily housekeeping services are not included. Requests for additional cleaning services may be accommodated for an additional fee, subject to prior arrangement. 8. Compliance with Community Standards: • Any conduct by the Guest that disrupts the peace or violates the rights of neighbors may result in immediate eviction and legal action under the applicable laws governing transient vacation rentals. 9. Firearms and Weapons Policy: • The possession or use of firearms and weapons on the premises is strictly prohibited. This policy is enforceable regardless of any concealed carry permits or licenses held by the Guest. 10. Security Measures: • The Guest agrees to maintain the security of the premises at all times. Surveillance equipment has been installed for the protection of the property; however, it shall not infringe upon the privacy of the Guest except in cases of security breaches. 11. Liability for Damages: • The Guest shall assume full responsibility for any damages incurred during their stay, excluding normal wear and tear, and shall reimburse the Owner for the cost of repairs or replacement. 12. Indemnification and Waiver of Liability: • The Guest hereby waives any claims against the Owner for loss or damage to personal property or injury arising from the rental of the premises, except as provided by law. This waiver extends to all acts of negligence by the Owner but does not waive liability for intentional misconduct. 13. Refuse and Recycling Policy: • The Guest is required to adhere to the property’s refuse and recycling guidelines. Non-compliance may result in a penalty fee of $50. 14. Smoke Detector Compliance: • Tampering with or disabling smoke detectors is prohibited. The Guest must report any malfunctioning devices to the Owner immediately. 15. General Provisions: • This Agreement constitutes the entire agreement between the parties and supersedes all prior communications. Amendments to this Agreement must be made in writing and signed by both parties. The Guest agrees to indemnify the Owner against all claims, damages, losses, and expenses arising out of the Guest’s occupancy of the premises. 16. Cancellation Policy: • All bookings are final, with a cancellation policy allowing for a refund only if canceled within 48 hours of booking. This Agreement is governed by the laws of the jurisdiction in which the property is located. By proceeding with the booking, the Guest acknowledges their understanding and agreement to the terms herein.
